Ok fellow bloggers,

June and her Bunny (aka Elijah the Husband) are on the hunt for their first home.....again.  Last year when we tried this, it was a nightmare.  We ended up not getting the house we wanted thanks to Countrywide trying to be slick.  They tried the good 'ol bait and switch.  Well, it didn't work.  They thought I would bite because I was in love with the house already, but little did they know that I don't love anything material that much.  Either way, the experience was so draining on me that we shelved it for a year.  So here we go again.  We submitted our first offer today only to find that there are 4 other offers on the place.  Dear Lord, why can't this be easier for me??!  Wish us luck.  I'll be stopping by to comment on blogs, but for a little while, probably not as often as I used to.  I'll try to keep you guys posted!

P.S - With daylight lasting longer, doesn't it feel like spring is so close you can feel it???!!!  I love it!!!!

Suggestion:

Write down the terms you will accept. Incloude in them the financing options that you can accept. I'd suggest either a fixed rate mortgage or an adjustaboe with no oless than the three year ARM and a cap on both rate increase in any ARM and a total cap. Do not accept any "new fangled" mortgage options.

And consider moving out of the urban area and farther from Boston. I'd suggest a chat here with Valintyne, when she comes back after Easter, about how she and her husband did it.

we have countrywide and an month cant goby wthout them mailing us or calling us to refinance.We already have ab good rate and ur payments are affordable so why switch?Sure you get the old loan paid off but in the long run yo really end up paying more over an longer period of time.All these companies do this so are more blatant than others

I heard about that. Honestly, it doesn't surprise me. They tried to get me to accept a 2% hike in my interest rate a week before my closing. It hurt me, but I walked away from that faster than fast.

Chip, thanks for the advice. We got approved for a fixed rate mortgage which is what we wanted. I like knowing what my payments are going to be every month. Unfortunately, we can't move too far from Boston due to my job. Logistically, the north shore (Lynn, Swampscott, Salem) are the best areas for us. The place we bid on is in Lynn and it's fantastic with beautiful ocean views. We'll see, I'm still waiting to hear.

Paulnofsky, you be careful with them. They are nasty!

June, I can't believe with the market the way it is you are having such a hard time. I would think they would be giving them away. I guess I know little. I live in my apartment and content to be here. You and your husband deserve I guess what is the American Dream. I wish you well and hope you find everything you want. The city will miss you.....

You are right about the market, but the Diamond District in Lynn is a highly desirable area with lots of buyers and not enough properties to go around. It's tough there. I still don't know if my offer has been accepted!!! Thankfully, I won't be too far from the city AND my family, friends and job are all still in Boston so I'll have plenty of reasons to hang out often! :)

In the midst of your disappointment, I want to offer you and Elijah a bit of praise. The ability to set limits on what you will pay, and to stick by those limits, no matter how much you WANT the outcome, is a wonderful wonderful trait. I never even came close to having it as a person your age, and I struggle with it now (I'm considered a pretty fair business person, too.)

Keep up the good work...you guys are going to have the future you dream of...because you are doing it right.

Now, when you get settled in your new house...we expect to hear about the bambinos? (Please give me the Spanish version for my future use!!!) The world I want my children to have needs to have the type of folks you and Elijah would bring up.!!!

Hi Chip,

Thank you for the praise. Elijah and I sat down before this whole thing started and determined what a comfortable amount would be. We got approved for more by the bank, but we had already approved a limit for ourselves so what they say doesn't really matter. We are determined to find a place within that limit no matter how long it takes us. We'll find a place. :)

As far as 'bambinos', the word in spanish is "niƱos" or "hijos" (j is pronounced softly like an h and the h is silent). We talked about having a baby after we buy a house and settle in for at least a year. Once we have the home operation running ok, then the baby will come, God willing. :)
